The purpose of the research is to substantiate proposals for improving the methodology of state cadastral valuation of real estate, its adaptation to the conditions of the Krasnodar region. In the course of the research monographic, monographic, computational and constructive and analytical methods were used, the current method of cadastral valuation of real estate objects was used in the performance of work on the determination of cadastral value. The study presented a multiplicative model for calculating the cadastral value of real estate. The comparison of the results of the state cadastral evaluation and the amounts of property tax according to the previous and new methods is made on the example of the object of the municipal formation of the resort city of Anapa. The need to clarify the conformity of the type of permitted use of capital construction objects to their actual use is established. The proposals for improvement of the state cadastral valuation of real estate objects are grounded, which include: the proposal to designate "Methodical instructions on the state cadastral valuation" as "Methodological recommendations" to accelerate the process of performing each stage of work; the obligation of local governments at the preparatory stage to facilitate the collection of information on the actual use of real estate valuation objects; the need to supplement the list of pricing factors in accordance with the natural and economic characteristics of the region; regulating the possibility of changing unreliable data on the real estate object in USRRE on the basis of the provided technical documentation; the need for further study of the methodology and results of the state cadastral valuation of real estate for the conditions of the Krasnodar region.
